At the end of the second quarter of 2021, the average published price of a home in Spain reached 1,838 euros per m2, a rise of 5.8% y-o-y. Moreover, compared to the first three months of this year, house prices rebounded by 3.3%, according to the big data platform Brains Real Estate.
Specifically, the listing price of new-build property in Spain increased by 13.3% compared to the second quarter of 2020, to an average of 2,211 euros per m2, while the price of a second-hand flat or house rose by 5.8% to 1,835 euros. With respect to the first three months of this year, the price of a newly-built home increased by 6.4%, while that of a second-hand house or flat rose by 3.3%.
However, growth was not the same in all Spanish cities. In fact, while the average price of a home rose by more than 4% in annual terms in some Spanish capitals such as Palma, San Sebastián and Vitoria-Gasteiz, in others, it fell by more than 3%.
