The price of new build housing will grow at rates close to 4% year-on-year during the first quarter of 2023, before stabilising to growth rates of 0-1%. Meanwhile, in the second-hand segment, prices are expected to increase more sharply, reaching year-on-year growth rates of 9% by the middle of the year, before going on to rise at more moderate rates, according to the XVII Observatory for Property Valuation report compiled by the Spanish Association of Value Analysis (AEV).
58% of the internal experts and 100% of the external experts consulted agree with the prediction regarding new build homes, stating that this will occur above all in the case of new homes in large cities and their surroundings. Some experts consider that it is worth taking into account the effect of inflation on the aforementioned increases, which would imply that, in real terms, the price of housing could actually decline.
