In light of the recovery in the office market and the strong leasing levels, the operators of flexible spaces are pushing ahead with their expansion plans. According to data from the consultancy CBRE, the occupancy rate of this type of asset amounted to 81% in the Spanish capital in the third quarter of 2022, up by 12 basis points compared Q3 2021 (69%). Meanwhile, in the Catalan capital, the occupancy rate has increased to 85%, up by 15 basis points compared to 2021 (70%). Currently, both cities have large spaces for flexible offices.
In absolute terms, Madrid registered a stock of 235,000 square metres in the third quarter, equivalent to 23,500 desks, compared to 213,000 square metres available and 21,300 desks a year earlier, according to estimates from CBRE.
