
In the last quarter of 2020, the average price of rental homes in Madrid capital rose to 14.7 euros per square metre per month. That figure seems very high when compared to the national average of €10.2 / m2 / month. In monthly terms, the national average amounted to 993 euros; whilst in the Spanish capital, it stood at 1,243 euros, according to data collected by the real estate big data platform Brains RE.
Madrid capital was also the most expensive area to rent a home compared to the other municipalities in the region, according to data at the end of the year. However, the fall in prices post-Covid has caused the rental gap between the two to decrease, to a difference of just 30 euros.
