The Italian Real Estate Market in Octuber

Residential

A social and urban requalification project to build 200 new apartments in Milan’s Sarpi area has been presented by InvestiRE SGR (Banca Finnat Group), which manages the properties owned by Policlinico di Milano hospital, one of the investors of the project. The operation consists of an investment of €40 million to develop long-term rental and social housing units to meet the housing demand in the city.

Offices

In Rome, Savills sold the Hi Green building, located in the dynamic Eur district. The building currently accommodates primary standing companies, has a 7,880 Sqm leasable area and develops over six floors.

In Assago (Milan), Enpaia finalised an agreement to co-invest with Generali Real Estate and Brioschi Sviluppo Immobiliare in two newly-built office buildings for €188 million. The assets, named U1 and U3, were built in 2021, cover respectively 31,000 Sqm and 11,000 Sqm and are leased long-term to Accenture and Bnp Paribas.

Retail

Kryalos Sgr sold for €12.6 million Corso Sempione 67, a mixed-use property in Milan, to IME Industria Maglieria Europea. The asset was built in the Eighties and renovated in 2015, with a 3,9000 Sqm surface developing over two floors and two levels underground. It accommodates long-term tenants such as shops and services.

Meanwhile, Risanamento plans to build an 18,000 Sqm multi-functional space in Milan. The site, which has been named Motus, will develop around a 2,700 Sqm covered square. The space will accommodate offices, shops, restaurants, sports and wellness activities, green areas and 1,000 parking spaces.

Logistics

GLP has recently acquired land for a 22,000 Sqm surface in Anagni (Frosinone, Lazio) to develop a BREEAM-certified warehousing space. The construction works will start in November and are expected to finish by Q2 2023.

Meanwhile, Namura Sgr acquired two logistic assets in Origgio (Varese) and Settimo Torinese (Turin), covering a total surface of 41,400 Sqm.

Near Novara, Prologis plans to renew its Prologis Park Romentino with the project PARKlife, offering new services and facilities to better meet the needs of its employees.

Finally, Icop plans to develop a logistic hub in Servola steelworks, Trieste, which had closed two years ago. The project has been granted €20 million in funding by BNL BNP Paribas and UniCredit.

Alternative

CampusX is about to open a third student residence in Turin. The new facility will be inaugurated in 2023 in Corso Regina Margherita, offering 137 rooms. Like the other locations, also this facility will cater for students and young professionals.

Also in Turin, Patrizia Investment Management will invest €70 million to develop student halls on behalf of an international institutional investor. Specifically, the project concerns the construction of 582 mini-apartments, which will be ready by September 2023.
