Quadral Promotion, part of the Quadral Group, has begun the renovation works for the Hotel l’Univers located on Boulevard Foch in Reims. The company acquired the land from CF Invest and then sold the asset in Vefa (sale before completion) to Altixia REIM for less than €20 million. After the renovation, the four-star hotel will be operated by HBS Holding, its long-standing manager, under the Accor group’s lifestyle brand, Tribe, through a 12-year firm lease agreement, as reported by Businessimmo.
The extension project will increase the hotel’s total area to 3,363 square meters and its capacity from 42 to 91 rooms. Designed by Pixea Architectes and Laurent Maugoust with support from Sodeba engineering firm, the project also includes a restaurant, seminar rooms, coworking spaces, and a rooftop. The completion is expected in the second quarter of 2025.

Altixia REIM’s OPCI Altixia Valeur continues its investments in the hotel asset class, following the acquisition of two Hilton hotels in Tours, delivered in 2021, strategically located in major French cities’ hyper city centers.
The legal aspects of the operation were advised by different law firms: Quadral Promotion was advised by Maître Pierre Franzi from Étude Les Notaires du Quai Voltaire, and Altixia REIM received counsel from Maîtres Charles-Édouard Peschard and Stanislas Royer from LBMB notarial office. The transaction was carried out with the exclusive support of Jonathan Haiun from Grand Paris Groupe.
