Assets that were virtually unknown outside the world of telecoms have now emerged as one of the most desired assets among large real estate investors. Data centres have begun to feature in transactions as the perfect asset for investment giants, considering their high capital requirements and steady cash flows.
«Until a year ago, data centres were bought and developed by the technology operators themselves. But now, every investment fund in the world is interested in buying them,» says Gonzalo Martín, Director of Capital Markets at Colliers International and an expert on data centres.
The implementation of 5G and the Internet of Things has created a need to set up these data storage and distribution spaces, generating alliances between operators and investment funds that provide capital. Experts believe that Spain, and more specifically Madrid, is in an exceptional situation to take advantage of the investment flows.
