Which Are the Areas of Madrid Where Homes Are Sold or Rented the Quickest?

The health crisis is taking its toll on the time it takes to sell or rent a home in the Spanish capital, although some areas are resisting better than others, according to Brainsre.

According to data from the Official College of Registrars, collected by the Brainsre real estate big data platform, house sales fell by more than 16.6% year-on-year in the third quarter, due to the Covid crisis.

But, what has happened to the time it takes to sell or rent a home? According to the data collected by Brainsre, the average publication period for a home for sale in Spain is currently 4.7 months. That is one of the highest figures since the beginning of the recovery of the Spanish residential market, but it not the highest. The length of time actually peaked in the second quarter of 2018 when, on average, it took 6 months to sell a home in Spain. At the beginning of 2020, the average was 3.9 months.
