The Five Most Expensive Areas to Rent a Property in Madrid

Exclusive locations within the districts of Moncloa-Aravaca, Fuencarral-El Pardo, Retiro and Hortaleza, report the highest rents. At the same time, the price per square metre has skyrocketed in areas of Centro and Salamanca, according to Brains Real Estate.

Madrid is the second most expensive city in Spain to rent a property, behind just Barcelona. According to data from the real estate big data platform Brains Real Estate, with an average price of 1,219 euros per month and a price per square metre of 14.6 euros, Madrid is one of the most expensive locations to rent a home.

Despite this, the Spanish capital is one of the big cities where it takes the least time to rent a house or flat. Specifically, the average time to publish a property for rent in Madrid is 2.4 months, while the national average is 2.7 months.

As is the case in most large cities, there are notable differences between neighbourhoods. In the case of Madrid, the most expensive areas to rent a flat or house vary considerably depending on whether considering the total price or the cost per m2.
