The socimi Tarjar Xairo has finalised the sale of two storage properties in Coslada, Madrid. Segro Properties will pay 11.3 million euros to the listed company for the properties at Avenida Fuentemar 31 and 33.
Value-added tax has to be added to the closing price of 11.3 million euros. This leaves the seller with a capital gain of 7,949,207 euros. After this, it cancelled two loans with CaixaBank for €2.9 million.
Bearing in mind that this is a logistics asset, according to Brains Real Estate’s Big Data platform, the price per square metre of transactions is at historic lows. In Coslada, it costs 534 euros per square metre of an asset of this type, worse than after the real estate bubble bursting. Despite this drop in prices, it is the eighth municipality in the autonomous community with the highest prices.
