Moody’s Warns of the Impact on Investment of the New Anti-Eviction Law

The ratings agency has pointed out that the suspension of evictions is a measure that will erode the rights of creditors and slow down investment in the residential segment.

On 22 December, the Spanish government approved a new suspension for the eviction of vulnerable families without a housing alternative due to the non-payment of rent. This measure will be in force for the duration of the State of Emergency, until at least May 2021.

This new law is an extension of regulation approved in March, at the beginning of the coronavirus crisis, to protect vulnerable tenants affected by the pandemic. However, in the case of tenants with a contract, landlords have the right to request compensation.
