Map of the Rental Areas Under Tension, One of the Key Measures of the New Housing Law

Around 9% of districts in Spain are considered stressed rental areas and will therefore be affected by the new Housing Law's star measure.

On Tuesday, the Government gave the green light to the Housing Law which, amongst other measures, proposes controls over rental prices in the so-called ‘stressed areas’, in other words, in those areas where rental payments account for more than 30% of incomes and where rental prices have risen by 5% more than the regional CPI over the last five years.

In these areas, rental prices may be frozen by the autonomous regions, who are the holders of the new housing powers, for a period of three years.
