More than 100,000 square metres of logistics space has already been leased in Madrid so far in 2023, after two consecutive record years. More than 1.26 million square metres was leased in 2022, which represents an increase of 5% compared to the previous year.
The high absorption rate and lack of new supply have reduced the vacancy rate to 6.3%, marking a new all-time low. That figure is almost three percentage points below the historical average of 9.2%, as reported by Savills on Tuesday.
