
Cushman & Wakefield represented Kantar in the lease of its new technological hub in Matosinhos.
The real estate consultancy was also responsible for project management and on-site security for the development, with the architectural design provided by the British studio TPBennett, while the rehabilitation and fit-out of the building were carried out by the construction company Garcia Garcia.
The new hub is located in Praça Guilherme Pinto, in the center of Matosinhos Sul, and results from the rehabilitation of the old building, where the original facade and industrial lines characteristic of this area were preserved. Due to various sustainability considerations, such as a strong focus on renewable energies, the installation of modern and efficient climate control systems, photovoltaic panels, and 48 electric vehicle charging stations, the building is a candidate for BREEAM In Use certification.
The space was recently inaugurated and will accommodate at least 300 Kantar employees. It was designed to stimulate creativity, innovation, and collaboration. To achieve these goals, the project was developed with a focus on the maximum comfort of its users, with various amenities installed, such as a room for storing surfboards, state-of-the-art screens, a multi-faith room, and a rest and relaxation room. Another pillar of the project was to reinforce Kantar’s commitment to diversity and inclusion, so the new hub has gender-neutral restrooms.
According to Mário Jacob, Director of Business Space at Cushman & Wakefield in Porto, “This transaction was extremely motivating because it tested our ability to respond in a high-pressure scenario while maintaining a high-quality and objective service. We were able to identify a property that met Kantar’s demanding requirements and meet the agreed-upon deadlines. The final result is a fantastic office space, and its lease was one of the largest in Porto in 2022. In this operation, we acted on behalf of Kantar, and one of the key factors for success was the excellent connection between the Porto office and the Global Occupier Services (GOS) department of Cushman & Wakefield in Portugal, represented by Francisco Vasconcellos, an Associate of the Office team and responsible for that area in Portugal, who ensured communication among the various stakeholders.”
According to Bruno Martins dos Reis, from the Project Management team at Cushman & Wakefield Portugal, “The main challenge of the project was to transform a building designed for a car showroom and workshop into an office building suitable for the company’s current reality, with special attention to sustainability, brand image, and the quality of collaborative and social workspaces.” He also added that, “an extraordinarily detailed project was completed in record time, accommodating the changes inherent in the development of a building that will serve as a reference for the company’s other projects worldwide.”
