High Street Premises & Shopping Centres Led Retail Investment in 2022, Which Amounted to Almost €4 Billion

During the last quarter of the year, prime yields in the retail sector increased by 40 bp for shopping centres and by 25 bp for High Street premises, according to CBRE.

The retail sector recorded investment of 3.97 billion euros in 2022. Almost 4 billion euros; and the best figure since 2018. If we exclude the largest operation of the year, starring BBVA and Merlin Properties, investment amounted to 1.99 billion euros, 85.6% more than in 2021 and 27.6% more than in 2019, according to the consultancy CBRE.

Although the interannual variation was positive, the rate of investment slowed down during the second half of 2022, especially during the last quarter, when it amounted to just 407.1 million euros. By segment, shopping centres and High Street premises led the investment, with the completion of noteworthy operations such as Torrecárdenas during the first quarter.
