This year, contracting in the logistics sector reached 1.89 million m2 of space between January and September, including Valencia, Seville, Zaragoza, Malaga, Bilbao, and the central area and Catalonia. The figure represents an increase of 58% over the same months of 2020. It is also the best on record, according to data published Thursday by the real estate consulting firm CBRE.
Specifically, the central area saw 829,000 m2 of contracting during the first nine months of 2021, increasing 27% over the same period last year. It is worth noting that, out of 62 transactions, ten involved warehouses larger than 25,000 m2. In addition, e-commerce-related transactions accounted for 17% of total contracting.
In Catalonia, logistics contracting reached 658,000 sq m, an increase of 108% compared to the January-September 2020 period. Here, e-commerce-related transactions accounted for 42% of the total.
Prime rents remained at €5.5/m2/month in the central area while rising to €7.25 in Catalonia.
