Construction work begins on the Panattoni Park Porto Valongo project

The development comprises two buildings, with areas of 27,000 m2 and 47,000 m2.

Panattoni, which operates in the logistics-industrial real estate sector, has laid the foundation stone for the construction of “Panattoni Park Porto Valongo,” a logistics park consisting of two buildings located in Campo Valongo, Porto.

The project, which covers an area of 27,000 sqm and 47,000 sqm (in each of the buildings), represents an investment of over 50 million euros and is the company’s first venture in the Portuguese market. It is expected to be completed by May 2024.

The construction of the buildings has already begun on a 150,000 sqm plot of land. The flexible design of the buildings allows for customized logistics or cross-docking platforms, starting from modules of 13,200 sqm. The buildings will have over 130 loading docks, a minimum clear height of 11.50m, ESFR K25 sprinklers, a maneuvering area of 35 meters, an estimated floor load capacity of 6 tons per sqm, and a total office area of 1,500 sqm.

The park has direct access to the A41 (Porto’s ring road) and is located 2 km from the A4 (which connects the Porto metropolitan area to the Spanish border), providing a direct connection to the center of Porto within a 25-minute drive. Therefore, “Panattoni Park Porto Valongo” offers its future tenants a strategic location for all types of companies that require proximity to the city, good connections, last-mile services, or access to the rest of the Iberian Peninsula. The project also includes a parking lot with a capacity for 600 vehicles and a bicycle parking area.

In line with Panattoni’s sustainability strategy, “Go Earthwise with Panattoni,” the project will be BREEAM certified with a “Very Good” rating, ensuring the well-being of the future building tenants, operational cost savings, and minimal environmental impact. Additionally, each building will feature a photovoltaic system, low-consumption LED lighting, and electric chargers to provide clean energy to electric distribution fleets.

According to Gustavo Cardozo, General Manager of Panattoni for Spain and Portugal, “We are very pleased to lay the foundation stone for our first project in Portugal. We have made the largest investment in the sector in northern Portugal, demonstrating our short and long-term commitment to the country. This is undoubtedly the first of many projects.”
