Angelo Gordon and IBA Capital Partners have closed the sale of the Nodo Building in the Spanish capital. The buyer is a French investment fund managed by Corum. The property spans a total of 29,000 square metres and is located on Calle Trespaderne 29, between Madrid’s Barajas Airport and IFEMA, just 15 minutes by car from the centre of the capital. The area is home to many high-profile domestic and international companies and the location of the building is strategic.
The recent renovation of the space, which has an occupancy rate of 80%, and the long-term nature of its rental contracts, position it as a modern asset focused on companies that are committed to innovation. Some of the building’s current tenants include Vodafone, SGS and Amara, amongst others. The property also has the international BREEAM Very Good certificate, which confirms its compliance with the highest sustainability standards.
