A Snapshot of the Housing Market in Barcelona

San Martín and Sants Montjuic saw the most significant declines in housing prices, though prices are still over €4,200 and €3,500 per square metre, respectively, according to Brainsre.

In the fourth quarter of 2020, the average sales price of housing in Barcelona reached 4,662 euros per square metre, while the average price per property rose to 495,416 euros. Despite the decreases experienced in recent months, these figures are more than double the Catalan region’s average price.

According to data from the real estate big data platform Brainsre, the average price per square metre of homes in Catalonia as a whole stood at 2,111 euros. At the same time, the average cost per property rose to 310,803 euros.

The price of housing in Catalonia and, above all, in Barcelona were well above the national average. The average sales price of a home in Spain reached 1,796 euros per square metre between October and December, with an average price per home of 261,521 euros.

However, the Covid-19 crisis has also had an impact on the residential market in Barcelona. The price of homes on sale declined by 1% year-on-year and by 0.2% quarter-on-quarter.
